Growing Real Estate acquisition firm in New York seeks a qualified Acquisition Manager.


The Real Estate Deal-Maker is responsible for negotiating real estate deals within a given territory. Will need to interact with investors and travel on demand. Preferably someone that has a deep understanding with full cycle R.E. purchasing and sale contracts, bidding processes, mortgage terminology etc

Responsible for qualifying leads, contacting landlords and successfully negotiating Real Estate related transactions within acceptable parameters as set forth by Management.

Essential Duties & Responsibilities:
Negotiate property acquisitions, lease amendments with landowners, while maintaining favorable relationships regardless of sales outcome.

Evaluate ground/access agreements to identify potential issues and relevant financial considerations to determine best negotiation approach.

Successfully negotiate and communicate with existing customers to acquire a long-term interest based on predetermined investment criteria.

Negotiate rent restructures and new lease terms for negative revenue or low margin sites that are owned, leased and subleased.

Self-motivated to maintain high phone contact rates with customers coupled with time management skills to monitor submitted transactions through closing.
Coordinate with other departments/personnel to facilitate ground area expansions and other site related transactions.

Verify accuracy of payments and expiration dates of lease agreements.

Job Specification:
Bachelor's degree or equivalent experience with emphasis in Real Estate, Finance, or General Business.

Requires 3+ years of experience, preferable of increasing responsibilities and relevant experience in real estate.

Ability to read and comprehend documents such as ground leases, easements, deeds and subordination agreements.

Demonstrated understanding of basic sales forecasting methodologies and ROI models.

Ability to calculate figures and amounts such as discounts, interest, proportions, percentages, area and volume.

Able to travel domestically 40% of the time.

Proficiency in Word, Excel, Outlook and PowerPoint.

Leadership and Communication:
Excellent communication skills both written and verbal.

Demonstrated skills and experience in coaching and leading real estate brokers and deal-makers.

Reviews, recommends and submits presentation packages for executive approval.

Ability to partner with and influence executive management.

Team player able to lead internal and external teams in a fast-paced timeline driven real estate environment.

Integrity and professionalism to represent the Company's interests and needs to real estate professionals and vendors as well as teammates.

Always acts in a professional and timely manner and continually delivers exceptional customer service.
